Pest control in Dubai Hills Estate is mostly a question of irrigated planting and the damp it leaves behind. The mosquitoes, flies, cockroaches and rats that turn up in its villas, townhouses and apartments are usually following moisture, food or shelter that an inspection can find and remove. For most homes the right job is an outdoor walk-round first, then the kitchen and utility areas, then treatment matched to what was found and a scheduled follow-up visit.
Emaar’s own figures show why. Its Dubai Hills Estate page lists a 2,700-acre development with 1,450,000 square metres of parks and open spaces, the 180,000 square metre Dubai Hills Park and an 18-hole championship golf course. All of it is watered, which keeps soil, planters and shaded beds damp in a desert climate.
The estate is also a managed community. Emaar Community Management (ECM) runs it, and appointed contractors, pest control companies included, apply for community entry permits through ECM’s contractor portal, whose terms say staff may need to show the permit to community security.

Why the green space drives pest activity
Emaar markets the estate as “The Green Heart of Dubai”, and the irrigation that keeps it green also supports its pests.
What ECM already asks residents to do
ECM’s pest control page for Dubai Hills Estate residents lines up closely with what an inspection finds on an irrigated plot. In summary:
- Standing water: no buckets, pet bowls or containers left where water can stagnate, and no water building up in planter boxes.
- Water features: fountains should have moving water, and a feature that is not in use should be drained completely. Bird baths are cleaned and refilled daily.
- Cardboard: empty boxes left on a porch or lawn, ECM says, maintain “the ideal moisture and temperature for pests like cockroaches to thrive”.
- Food: collect fallen fruit straight away and do not feed strays. ECM adds that pet food is often reinforced with vitamin K, which it says may help rodents resist rat poisons.
- Dog waste: ECM notes it can give flies a breeding ground for weeks, so it goes in the community dog bins.
- Air conditioning: the air conditioning tips on the same page add servicing the unit at least once a year and flushing its drain line regularly to prevent excess moisture.

The golf course, the parks and land you do not control
Many homes back onto the golf course, a park or a landscaped verge that is watered on its own schedule and managed by others, so a treatment on your side of the wall stops at the wall. Report standing water, burrows or blocked drains in shared areas to ECM. Its Emaar One app lets residents raise service requests and follow their status, and a photo with the exact location makes a request easy to act on.
Villas, townhouses and apartments need different jobs
The estate mixes three kinds of home, each with its own weak points.
Villas: Sidra, Golf Place and the Vistas communities
The villa enclaves, among them Sidra, Golf Place, Fairway Vistas, Parkway Vistas and Emerald Hills, have larger plots, private gardens and often a pool. Most of the work is outside: irrigation run-off pooling on marble terraces, saucers under potted palms, water sitting in pool covers, and air conditioning condensate discharging onto flat ground.
Rats are the other villa call. One running along a garden wall at night is behaving the way the University of California’s Integrated Pest Management programme describes roof rats: agile climbers that nest in shrubs, trees and dense vegetation, travel along fence tops and eat fruit, often while it is still on the tree. Its advice is to remove fallen fruit, feed pets only what they will eat at one feeding, thin dense planting, keep branches at least six feet (about 1.8 m) from the roof and seal any hole larger than a quarter of an inch (about 6 mm). It also notes that a rat can squeeze under a door with a half-inch gap, so check the bottom of the garage door.

Townhouses: Maple and the rows around it
Townhouses such as those in Maple share walls, boundary fences and sometimes a continuous run of planting. A rat on a fence top ignores plot lines, and cockroaches in a neighbour’s utility area can reach yours through shared service runs. If a problem keeps returning after a clean treatment, a joint inspection with the neighbours on either side will often achieve more than another visit to your house alone.
Apartments: Park Heights, Mulberry, Acacia and Collective
In the apartment buildings the calls are mostly cockroaches, and the species decides the job. The small German cockroach (Blattella germanica) lives in kitchen cupboard hinges and appliance recesses and responds to gel bait; our guide to getting rid of small cockroaches in the kitchen covers it in detail. A large reddish one on a bathroom or laundry floor at night is the American cockroach (Periplaneta americana), which Penn State Extension places around floor drains, pipe chases and sewers, so the fix lies in the drain trap or the service duct.
Either way, ask building management whether the building has a scheduled pest control contract for its common areas and when the risers, bin rooms and car park were last treated. When the source is shared, treating one flat alone rarely holds for long.
The seasonal pattern in Dubai Hills Estate
Most seasonal pest calendars for Dubai treat summer as the peak for everything, and Dubai’s own mosquito data points the other way. A survey of sixty sites, including residential communities, parks, ponds and lakes, and gardens, ran from June 2024 to June 2025 and was published by Nowotny and colleagues in the CDC journal Emerging Infectious Diseases. It found “seasonal variability in the number of mosquitoes collected, with the lowest number collected during the summer months”, and it records increased dengue activity in the UAE after periods of increased rainfall in April 2024.
- Summer: fewer mosquitoes, but many villas sit empty. A part-full water feature, a floor drain whose trap has dried out and an unwatched condensate line are what greet you on your return, so drain features completely before you travel.
- Autumn and winter: gardens come back into use and mosquito numbers rise. A UAE study published in 2019 in Parasites & Vectors, trapping in early 2018, caught 81 of its 82 Culex quinquefasciatus in its winter session, though it sampled only winter and spring.
- After rain: empty plant saucers, pool covers, toys and anything else holding water in the days that follow.
- All year: German cockroaches indoors run on the air conditioning, not the calendar, and rats track whatever food the garden offers.
What a pest control visit in Dubai Hills Estate involves
Before the visit: the community entry permit
ECM’s digital services page for Dubai Hills states that appointed contractors “can now register and apply for community entry permits online at ecmpermits.ae”. The company makes the application, and ECM’s contractor portal points queries to its Security Pass Section office near Meadows 9 on Springs Back Drive, open from 8 AM to 5 PM, Monday to Saturday.
When you book, give your sub-community and villa or unit number, and ask whether the company’s permit for the estate is current. Apartment buildings may add their own front desk and service lift rules, so check with building management a day ahead.
On the day, and afterwards
A proper visit starts outside, with the technician looking for standing water, run-off on hard surfaces, condensate outlets, fruit trees, bin storage, dense planting against the walls and gaps under garage and service doors. Inside, the focus is the kitchen, the laundry and utility areas, floor drains and any room that has been shut up. Treatment then follows what was found.

Checking a company before it comes through the gate
Dubai Municipality publishes a list of approved pest control companies, and any company should be checked against it before it is let in. GRMC appears in the August 2026 edition at entry 135 of the general pest control list, in Group C, under the registered name G R M C FOR PUBLIC HEALTH PESTS CONTROL SERVICES CO. L.L.C. Dubai Municipality’s Group C is a headcount band of one to ten qualified staff and says nothing about quality.
The general list excludes termite control, fumigation and bird control, which Dubai Municipality lists separately, and GRMC is not on those lists.
